Overview

The Highlands, including Lower Highland (LoHi) and West Highland, is one of Denver’s most popular places to live. Perched on the bluff northwest of downtown, the area takes its name from its elevated location. Over the past few decades, new development and higher-density housing have transformed the neighborhood, creating a mix of historic charm and modern design. Residents enjoy skyline views, walkable shopping and dining districts, and local favorites like Highlands Square along West 32nd Avenue.

Homes You'll Find

The Highlands mixes Victorian cottages, early 1900s bungalows, and Denver Squares with a large amount of newer construction. LoHi in particular has seen many original homes replaced by modern single-family homes, duplexes, and townhomes, and attached homes make up a large share of sales. Many newer townhomes feature three-story layouts topped with rooftop decks, offering additional outdoor living space and, in some cases, views of downtown or the mountains. Further west toward Highlands Square, the blocks stay more historic, with renovated bungalows and Tudors alongside new builds.
